The development of the garden home office market has led to a huge increase in the number of garden offices UK companies that are able to provide the home worker with a suitable and sustainable working environment.

Any homeowner who has sufficient land and does not overlook a National Park can construct an office in their back garden. The relaxation of the UK planning laws means that expensive and tedious local government restrictions do not apply in the construction of a single storey garden home office. Enhanced internet connection means that many of those who would normally have to endure a lengthy and arduous journey to their placer of work can now simply stroll out of their back door and start work within minutes.

Home garden offices come in all shapes and designs. Most of the buildings are timber framed and can be designed in order to blend in with the surrounding environment. Electricity is provided as is insulation and most buildings are constructed on a concrete base with additional wooden flooring. Most companies offering these services will take the client’s specific designs and needs into account. A lot of the buildings come with a certificate from the Forest Stewardship Council (FSC) that denotes that the wood used in the construction has been produced from forests that have been managed for long-term sustainable use.

These garden home offices can be put to many uses. Some will employ their office for conventional uses, whereas others can realise the potential of an additional garden room as a place for privacy and relaxation. Natural therapists often use these buildings as health and beauty rooms.

A home office can provide the user with independence and in an increasingly conformist world this has to be a good thing. Parents are able to take advantage of the proximity of the building to the family home in order to spend more time with each other and their children.

A garden path can go way beyond its primary function of being a utilitarian surface to keep people off the lawn and flowerbeds. With additional decoration it can become an attractive feature of the garden in its own right. Anyone can create a garden path that uses beautiful textures and colours, displays motifs stamped into the concrete or reveals patterns built up from the arrangement of a range of different materials. Your imagination is the only limiting factor on the number of potential options available.

Decide first on the route of the path and what its main function is, and also decide on your budget. If, for instance, you are looking to make a path that will run into the garden from the rear of the house, it will need to be traditional and hardwearing. One possible solution here would be a traditional pattern applied to a red brick path. A cheaper option would be a gravel path with its edging made from salvaged bricks.

Consider your likes and dislikes within the context of your existing house and garden. You might be naturally averse to straight lines or adore swirling patterns for example. You can draw your inspiration from all over the place, such as different colours and textures on the site itself and the natural surroundings.

A decorative path can make a really big difference to even the plainest looking garden and is a comparatively small project with a price tag to suit your needs.

Power tools are the boys’ toys of DIY and it is possible for a homeowner to spend thousands of pounds on creating on DIY kit for every occasion. However, the majority of tasks can be conducted with a limited number of versatile, handy tools.

An electric drill with a power cord is a must for the serious DIY enthusiast. Homeowners should look for a good quality model for long-term, reliable use. It should have variable speeds and torque, reverse gear and hammer action. A cordless battery powered drill is useful for use in awkward spots. With their lower power and screw action, cordless battery powered drills prove handy for erecting flat-pack furniture.

A jigsaw is useful for the carpenter and essential for cutting large sheets of wood. Reciprocal blades are a feature of the better quality saw, along with a blower and being able to turn the blade for curved cutting. A circular saw may not be essential but they make short work of straight cutting.

Sanding is ubiquitous in DIY. A rotary sander with replaceable discs which is attached to a drill is the cheapest option but the old method of sanding will be required for corners. An orbital sander with a dust collector and rectangular pad is just the job for large areas and a smaller, cleverly designed hand held sander is ideal for fiddly jobs.

Finally, for the decorator, a hot air gun is really useful for lifting oil-based paint from wood and metal. Nothing else, apart from chemical paint stripper, will touch awkward corners. A hot air gun comes with nozzles to direct the airflow for use near the margins of glass.

Changing the look of your tired bathroom suite may seem a difficult task, but with a little patience and expert help an old bath can be replaced to give a fresh new look to the smallest room in the house. Decide what you are confidently able to do before you start. Can you remove the old and plumb in the new bath or should you hire a plumber? Are you a dab hand with painting but inexperienced with tiling?

The first consideration before you replace your bath would be to assess the surrounding wall and floor tiles. Do you intend to retile the whole bathroom, or will you just change the wall tiles immediately around the top of the bath and patch up the floor tiles around the base? You should consider whether there has been too much discolouration on the existing tiles, which may prevent you from matching, old with new.

Unless you are an experienced plumber, have the bath removed and replaced by an expert, as the pipes need to be earthed, the water run out and the waste disconnected from the bath base. If the bath is boxed in, take away the bath panel, as it will probably not fit with the new bath. If the bath has the dimensions of the old one, consider whether the panel is in good order. Otherwise, replace it with a fresh panel or repaint it.

The floor tiles should be replaced after fitting the new bath. Once it is in place, retile the wall close to the top of the bath. Again, unless you are familiar with tiling, grouting wall tiles and replacing old flooring, it may be better to limit yourself to freshening up the bathroom paintwork and having fun sourcing new bathroom accessories. Some things are better left to the experts.

Measuring may seem a fairly basic skill that even the most inexperienced DIY enthusiasts can manage, but many professionals have been caught out by incorrect measurements. The old saying that you should always measure twice and cut once can save you time and money. Never cut corners when it comes to measuring, especially if you are drilling holes or cutting wood, and always make sure that everyone is working on the same system. A project can soon go wrong if you are working in metric and your assistant in imperial.

Measuring Equipment

There are a number of pieces of standard equipment that should be in any DIY or tool kit to ensure accurate measurements in home improvement projects. A tape measure, rulers of varying length and a spirit level are the bare minimum you should have on hand and make use of while carrying out DIY. Always make sure you have a pencil to hand for marking those measurements accurately.

Spirit Level or eye Level

Sometimes when you use a spirit level to check if a shelf or a wall is level, your tool says yes but your eye says no. As long as you are confident that you have stored your spirit level correctly and it is not faulty, always be prepared to trust your instincts. After all, older houses are unlikely to have perfectly straight walls and ceilings, and it is more important that the shelf looks straight in the room than straight on a spirit level.

There are a number of things that should be considered when deciding on which type of blinds to get for your house or flat before you make a purchase. With many different types of blinds on the market it can seem confusing, but if you have a clear idea of what you want from your brand new blinds then you will find the process a lot simpler than expected.

Before you purchase it is imperative that you know the measurements of the window where the blind will go and it is also a good idea to have a style and colour in mind. Do you want the blinds to be fixed within the recess of the window or outside the recess? Does the blind need to be moisture-resistant due to damp in the window? Is a fire-resistant blind a requirement of your insurance policy?

Whatever your requirements you are sure to find a set of blinds that suit your needs, no matter how specific those requirements are.

Generally, there are two types of shaver sockets. One features a low voltage transformer for use in bathrooms and the other, which is for use in other areas of the home, typically bedrooms, is connected directly to the mains supply. Shaver sockets without transformers should never be used in damp or wet areas, such as bathrooms. The British Standard code BS3535 should be looked for when choosing a shaver socket for installation in the bathroom.

The manufacturer’s instructions on how to install the product must be followed diligently, especially if it needs to be earthed. You can add a shaver socket to the lighting wiring of a bathroom, but it is best to have a qualified electrician have a look before you try this, especially in a bathroom or shower area. Always be very careful while using or fitting electrical devices in a humid or wet environment and always follow the instructions closely.

The installation of items such as these is very straightforward and simple, but before doing anything else, be sure to switch off the power supply at the fuse-box. The unit should always be earthed and when the mounting box is attached to the wall, the electrical supply cables, found below the cover, can be connected to the incoming power cables. The live cable is connected to the left side of the terminal, marked L and the neutral cable to the right hand terminal, N. The earth cable is connected to the earth terminal, which is marked E. Once the shaver point is fitted to the mounting box the electrical supply can be switched on again.

Landlord insurance, or buy-to-let insurance, is essential if you are renting out either single or multiple properties to tenants. Normal home insurance premiums will not cover tenants so landlord insurance is a necessity for peace of mind.

You should be sure to have adequate insurance in place whether your rental property is residential or commercial, occupied or unoccupied, under construction or renovation.

There are many companies that provide landlord insurance but, as with all insurance products, be sure to check the policy carefully to ensure it gives the correct amount of cover.

The highest percentage cause of damage in rental properties is accidental damage so do make sure that the landlord policy you purchased has this proviso. Cover for loss of rent, buildings insurance as well as contents cover is also essential. If you have more than one property to rent you may wish to consider insurance companies that offer portfolio property cover.

In the UK, all landlord insurers should be regulated by the FSA (Financial Services Authority) who can also act as arbitrators in the event of a dispute. Although not a legal requirement, buy-to-let insurance is an important requirement to your peace of mind as a landlord, especially if there is a mortgage on the property. Property is always seen as a long-term investment and landlord insurance could save you a lot of money if something unforeseen occurs. Landlord insurance also provides an owner’s liability clause that protects the property owner against claims from the tenant (for example injuries sustained within your property).

By its very nature, landlord insurance will be sketched to an individual requirement so take time to check and double-check the policy to make sure it covers all of your needs such as fire damage, foundation subsidence, roof damage, earthquake, flood or wet and dry rot.
